before you build it.

A key point I make, is IF YOU APPROVE THE BLUEPRINTS, you will be responsible for all the mistakes.

Not the contractor, not the architect. 

They will simply say….”but you approved the blueprints….”

There is NO shortcut to this…. the errors in the blueprints can ONLY be seen, when they are covered to 3D drawings.

Blueprints are microscopic…. it is really hard to SEE the details.. but they are there… a legal document.

Each time I was given a set of blueprints, I spent a week of my “spare time” raising all the walls of each floor, cutting doors and windows, and SEEING the house as he drew it.

As I drew, I could catch the changes HE put in, and the changes HE did not put in…

And in a word document, I would make screen shots of the errors, and he would have to make a new set of drawings.

I could create a 3D drawing of three entire house (4000sf, on 3 floors) in about a week (in my spare time of course….) 

My architect has a month turn around …. which frustrated me….but gave me more time to thing and evolve the house more and more…

My architects snails pace, was a gift… time let greater and greater ideas happen… about 6 to 8 extra months of thinking…but, the evolution of ideas made all the difference, and will be appreciated for the next couple of generations… a fair price for the extra 6 months of thought… All because I could SEE my errors, HIS errors before I built.

There is another reason, to have drawings…..

During one of the 400 -500 days it takes to build a house, the contractor or sub will ask you a question…. that you HAVE to answer RIGHT NOW….

But, when the compressor is on, the nail gun is slamming… when English is the second language.. you have to defend an idea… then….only a picture will get you thru this moment…

A picture made in the calm of your quiet living room, without pressure… THAT will weigh decisions not what is easiest, fastest, or what we have done before.

Yes, done that… over and over again.  I win each time. … and the subs like to SEE the pictures I draw so they finally know WHAT they are supposed to do.
